- UNITED STATES GOVERNMENT SEEKS COMPETITION ON AN EXISTING LEASED LOCATION The United States Government is conducting a competition for approximately 67,000 BOMA rentable square feet of office and related space and will relocate if consideration of the economics involved and other factors are supportive. Rentable square feet must yield no less than 58,000 useable feet of contiguous office and related space with 80 reserved and unreserved parking spaces in El Segundo, California for use by the government for personnel, furnishings, and equipment. Regulary scheduled public transportation and/or employee parking within two city blocks sufficient to cover commuting and visitor needs should be available. The cost of relocation, including the replacement of furniture, telecommunications, tenant improvements, and above-standard items/alterations as well as the agency mission and other factors will be considered. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within 2 blocks, and other amenities such as retail shops, cleaners, banks, etc. should also be available within two blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern Class-A office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the governments requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction. UNIQUE REQUIREMENTS: Detained or arrested person(s)?s holding cells and/or secured parking and miscellaneous secure storage areas may be required. LEASE TERM 10 years, 7 firm AREA OF CONSIDERATION El Segundo, California OCCUPANCY: Space must be ready for occupancy by April 1, 2006. Expressions of interst should include the following: 1. Building name and address. 2. Rentable square feet and rentable rate per foot. 3. Method of measurement used to determine rentable square foot, common area factor(s) for available space by floor, if applicable. 4. Expressions of interest must be made by the owner of the property with documentation of control of the subject site; however, if an expression of interest is made by an agent, documentation of the specific written authority to represent the owner must be provided with the expression of interest in order to be considered.
