Description
U. S. GOVERNMENT WANTS TO LEASE SPACE IN THE AREA OF KNOXVILLE, TN AMOUNT: Approximately 2,116 rentable square feet yielding a minimum of 1,840 ANSI/BOMA usable square feet to a maximum of 1,895 ANSI/BOMA square feet of office and related space, in addition to 2,250 sqaure feet of secured wareyard space. LOCATION: Space must be located within the central business district of Knoxville, TN outside of the flood plain area and easily seen from a major street and property must be fronting on or bounded by the following streets: North: Henley & Jackson to SR-158 East: SR-158 to Vine Ave. to Hall of Fame Dr. to H. Baker Jr. Dr. to Salvus St to S. Knoxville Blvd. South: Neyland Dr. West: Henley St. If no suitable space is located within the above CBD other consideration will be give to locations within the bounded by the following streets: North: SR-169 [Middlebrook Pike] to SR-131 [Lovell Rd] to SR-162 [Pellissippi Pkwy] West: SR-162 [Pellissippi Pky] to I-140 [SR-162] to TN-332 / Northshore Dr South: SR-332 [Northshore Dr NW] to Papermill Dr East: Papermill Dr to E Weisgarber Rd to Middlebrook Pike REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy NO LATER THAN March 1, 2006. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part on 60 days written notice after fifth year. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
