Description
The U.S. Government has a continuing requirement to lease approximately 5,410 rentable square feet of office and related space. Rentable space must yield at least 4,509 ANSI/BOMA occupiable square feet available for use by tenant for personnel, furnishings and equipment. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Space must be ready for occupancy on March 19, 2006 or no later than July 17, 2006. A lease term of 10 years with a firm term of 5 years is sought. This space requirement is currently located at 191 Main Street in the Poughkeepsie CBD. The Government will consider alternative space if it is economically advantageous. Economic determination will include relocation costs, alteration and/or tenant improvement costs, and anticipated rent rate. Additionally, the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and lease termination rights will be considered. Space must be situated in Poughkeepsie CBD within the following boundaries. North: Mill Street eastward to intersection with South Clinton Street East: South Clinton southward to Cannon Street, westward to intersection with Hamilton, southward along Hamilton to Church Street (Route 44) South: Church Street westward to intersection with Market Street, northward along Civic Center Plaza, westward to Union Street West: Intersection of Mill and North Bridge Streets, southward to intersection of Union and South Bridge Streets Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, November 2, 2005. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent. Please include 1/8 inch scale drawing of floor plate if available.
