- REQUIREMENT: The United States Government seeks to lease approximately 7,662 Rentable Square Feet (RSF) of space to yield 6,663 Usable Square Feet (USF) of contiguous office space on the ground level of a single floor. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Build to suits will be considered. Site must be located outside the 100-year flood plain. Space must be available for lease no later than February 1, 2007. DELINEATED AREA: The space will be located within the following delineated area: Boundaries: North ? Circenster Avenue to 441 (Hollywood Dr.) West ? 30th Street (Petersborough Avenue) South ? Cumberland Avenue East ? 25E (12th Street) REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code or at a ratio of 1 space per every 150 useable square feet, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. New constructed buildings are required to meet a 50-foot setback from all streets and alleyways. This requirement applies to ?all sides? of the building. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
