Description
The United States Government is seeking to lease office and related space consisting of approximately 25,425 square feet of rentable space, yielding 20,340 ANSI/BOMA usable square feet, in Nashville, TN. Offered properties must be within the delineated geographical area as follows: North to South: 521 Eighth Ave. S. Nashville to 5355 Franklin Pike; West to East: 5555 Franklin Pike to 2618 Murfreesboro Road, Antioch; South to North: 2618 Murfreesboro Road to I-440; East to West: I-440 Overpass, Murfreesboro Road to 521 Eighth Ave. S. The space requirement can be satisfied with space in an existing building or through new construction (build-to-suit). The space must be first-class office space and conform to the Federal Government’s standards for Fire Safety and Handicapped Accessibility. The proposed lease is for 10 years with 5 years firm, and should be fully serviced. Space must be ready for occupancy no later than May 1, 2006. The space offered must meet the following criteria: •Site must be located within 30 commuting time of a major airport at any time, include rush hour. •Located on a primary or major secondary street. •Building must be clearly visible and readily identifiable from the street. •In close proximity to hotels/motels and restaurants. •In close proximity to a major bus lines or light rail line where such service is provided. •Location must be in commercial zone that is designated as “Office” area. •Space must be contiguous on one floor, not “U” or “L” shaped, have a 3:1 length to width ratio; column spacing not less than 20 feet center to center, and provide 10’ 6” ceiling height anywhere. •Space must not be irregular in configuration nor have atriums, light wells or other areas interrupting contiguous space. •If multi-story building, space must be lower than the 5th floor. •Cannot be located in building where alcoholic beverages are served, or loud producing activities, or in airport flight paths. •Cannot be located in area where crime rate exceeds city wide average or collocated with drug rehap or confinement facilities. •Building or build-to-suit site must be able to fully meet all current Anti-Terrorism Force Protection requirements •Reserved parking spaces are needed for 23 vehicles. Additional parking for 57 employees must be available within a 3-block radius. •Site must allow for an 82 foot setback •Location can have no visual obstructions within a 30 foot perimeter of the building. Proposals from brokers or agents must be accompanied by evidence of their authorization to represent the ownership. Expressions of interest should include building name and address, or if new construction, the site location under your control.
