Description
US Government Seeks Expressions of Interest for Leased Office Space in Houston, Texas, NW-- DESCRIPTION: 5TX0008, US Government, General Services Administration, Seeks Expressions of Interest for Leased Office Space in Houston, Texas, NW-- REQUIREMENTS: The US Government is seeking to lease approximately 25,669 rentable square feet yielding approximately 22,320 usable square feet of Class A contiguous office space on the ground floor without being split by a public corridor or firewall in Houston, Texas, NW to be occupied by the Social Security Administration along with 158 parking spaces. The Government is seeking expressions of interest for both build to suit and existing facilities. It will be left up to the discretion of the Government which direction will be taken. The Government will choose to evaluate either build to suit or existing facilities; not a combination of both. New construction requires a 50-foot setback from any vehicular traffic including visitor and non-secured parking. Space must have the potential for efficient layout; columns must be at least 28 feet apart center to center and 24 feet from any interior wall and be no more than one foot square; space should not be U or L shaped or exceeds a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. The Government requires a fully serviced lease.-- LOCATION: Offered properties must be located within the following delineated area: NORTH: Hwy 1960 extending north of 1960 @ Hwy 249 (Tomball Pkwy) to include Willow Chase Drive. EAST: Hwy 249 (Tomball Pkwy) extending East of Hwy 249 to include Cutten Road SOUTH: West Sam Houston Tollway (Beltway 8) WEST: Hwy 290 (Northwest Fwy)-- Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: 1) If the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; 2) If the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space; Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area.-- LEASE TERM: The lease term shall be for 15 years, 10 years firm.-- OCCUPANCY: Occupancy is required on or about November 1, 2006.-- Expressions of interest for existing facilities must include the following: 1. Building name and address 2. Name, address, and telephone number of individual to be contacted 3. Name, address, and phone number of property owner if different from Item 2 above. 4. Rentable and occupiable square footage offered 5. Rate per rentable square foot. 6. One-eighth inch scale drawing of space offered along with Common Area Factor for available space by floor. 7. Method of measurement used to determine rentable square footage 8. Rentable square foot rate for as is space and any standard TI?s offered. 9. If you are not the owner, evidence of authority to represent the owner must be submitted.-- Expressions of interest for unimproved sites must include the following: 1. Provide specific location of the proposed site including site plan and location map. 2. Provide total available acreage and proposed acreage. 3. Name, address, and telephone number of individual to be contacted. 4. Evidence of authority to represent the owner.-- AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.-- Written Responses are required no later than August 26, 2005.
