- The United States Government seeks to lease approximately 15,360 rentable square feet to yield 13,357 ANSI/BOMA Office Area square feet of office and related space in Columbus, GA, within the following delineated area: North: Double Churches Road South: East on 11th Street to Wynnton Road East: North on I-185 to Hamilton Road., East on Hwy 80/22, North on Veteran?s Parkway to Double Churches Road West: South on Whitesville Road, West on Hwy 80/22, South on Hwy 219, West on Hwy 85, South on Hwy 85, West on 14th Street, South on Broadway The required lease term is for ten (10) years, five (5) years firm. The Government requires a fully-serviced lease and adequate surface parking for eight (80) vehicles. Space must be ready for occupancy no later than May 2007, or sooner if possible. The offered space must meet Government requirements for Fire and Life Safety and ADA and Handicapped Accessibility. A new construction site will require a 50-foot setback. The setback is 50 feet from the outside wall of the building to on-site parking lots, driveways, sidewalks (not entering the building), other buildings, or public roadways. This requirement applies to "all sides" of the building. If there is on-site parking, separated by a walkway or sidewalk, the setback is 50 feet from the building to the walkway/sidewalk. The employee entryway door will be 50 feet from employee parking.
