- U.S. Government Seeks Expressions of Interest for Leased Office Space The United States Government presently occupies office and related space in Rock Falls, Illinois, under a lease that expires September 30, 2005, and seeks potential sources for office space consisting of approximately 3,600 usable square feet, with 8 parking spaces. The space must be located within the city limits of Rock Falls, Illinois. Space must be fully serviced in a building capable of being altered to meet the Government?s needs, comply with the requirements of the Americans with Disabilities Act (ADA), and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. Expressions of interest should include the following: Proposed Occupancy Date: Current lease expires September 30, 2005; Location: Lease Term: Five (5) years; Available Space: Rentable square feet and method of measurement. Include common area factor. Space must be located on contiguous floors; Rental Rate: Include full service rate for entire term of lease; Operating Costs: Propose an operating base to be included in the rental rate above; Tenant Improvements: Indicate any TI allowance included in the proposed rates; Incentives: Include any incentives that may affect the analysis of your proposal; The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is economically advantageous. This economic determination will include location, physical features of the building and surrounding areas, relocation costs, tenant improvements, and agency mission. No award of a contract will be made based on proposals received in response to this notice.
