- U.S. Government Seeks Expressions of Interest for Leased Office Space The United States Government presently occupies office and related space at 58 Inverness Drive East, Englewood, Colorado. The U.S. General Services Administration seeks potential sources for office and related space consisting of approximately 4,178 usable square feet and must yield approximately 2,984 rentable square feet. Additional requirements will include office space to be contiguous to one floor, on-site storage, 24 hour security personnel, internal and external security camera coverage, secured parking with 24 hour access, and secured/ controlled access and after hours access. Space must meet the Federal Governments standards for fire safety, be capable of being fully accessible to the physically challenged, and located outside a 100-year floodplain. Expressions of interest should include the following: Proposed Occupancy Date Proposals with an occupancy date after January 1, 2006 will be considered; Location The space shall be located within the following boundaries: East ? Inverness Pkwy/ Jamaica St..; South ? Lincoln Ave; West ? Quebec; North ? Orchard Rd.; Lease Term Ten (10) years, five (5) years firm; Available Space Rentable square feet and method of measurement. Include common area factor. Space must be located on a single contiguous floor; Rental Rate Include full service rate for entire term of lease; Operating Costs Propose an operating base to be included in the rental rate above; Tenant Improvements Please indicate any TI allowance included in the proposed rates; Incentives Please include any incentives that may affect the analysis of your proposal; The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is economically advantageous. This economic determination will include location, physical features of the building and surrounding areas, relocation costs, and tenant improvements. No award of a contract will be made based solely upon proposals received in response to this notice.
