Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT AMOUNT: The General Services Administration (GSA) desires to lease approximately 1,012 rentable square feet of contiguous (on one floor) office and related space together with two (2) reserved parking spaces. Rentable office space must yield between 880 and 968 usable square feet as measured per American National Standard ANSI/BOMA Z65.1-1996. TENANT: Social Security Administration (SSA), Office of Hearings and Appeals (OHA). LOCATION: The area of consideration is in Redding, CA bounded on the North by Highway 44; on the West by the Union Pacific Railroad line; on the South by Market Street to Cypress Avenue; and on the East by Churn Creek Road to Highway 44. REQUIRED: The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. Retail store space and industrial space will not be considered. The space must be capable of being altered to meet the Government's requirements and handicapped accessibility. The space can be located on any floor above street level. Second floor space is preferred, upper floor contiguous space is required. The space must be no more than twice as long as it is wide. Columns within the space must be at least twenty (20) feet from any interior wall and from each other, and be no more than two (2) feet square. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. The parking-to-square-foot ratio available on-site shall at least meet current local code, or in the absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 300 rentable square feet of building area. TERM: The lease will be for ten (10) years, five (5) years firm.
