- REQUIREMENT: The U.S. Government is seeking to lease approximately 3,788 rentable square feet yielding 3,294 ANSI/BOMA office area square feet of contiguous office and related space in New Haven, Connecticut. Space must be situated within a four-block radius of the U.S. Courthouse located at 141 Church Street, specifically within an area delineated by the following boundaries: York Street to the West; Trumbull Street to the North; State Street to the East; and Frontage Road to the South. Space must meet the Federal Government?s standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Modern office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include space acoustically separated from other areas completely and accessed from a restricted circulation path, with slab-to-slab partitions and gasketed doors. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before October 1, 2005. Four (4) on-site, covered and reserved parking spaces for employees are required, with sufficient public parking available within a 300-foot radius. Lease term is 5 years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, June 22, 2005. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
