- OFFICE SPACE REQUIRED Colorado Springs, Colorado The Federal Government has a continuing requirement to lease approximately 13,630 rentable square feet of office and related space. Rentable space must yield approximately 11,430 occupiable square feet, available for use by the tenant for personnel, furnishings, and equipment. Space must be capable of being fully accessible to the physically challenged and located outside any floodplain. The space would be required for occupancy in October 2005. This space requirement is currently located in the DT Building, 212 North Wahsatch Colorado Springs, CO. The Government is interested in considering alternative space only if it is economically advantageous. This economic determination will include the cost to move, alterations, etc., when deciding whether it should relocate. Alternative space must have the following features: a) a minimum floor plate of 5,000 occupiable square feet, b) a minimum column spacing of 20 feet clear, and c) meet or be altered to meet ASHRAE Standard 62. Letters of interest should include location, square footage, estimated cost per rentable square foot, common area factor, and the amount included for the tenant improvement allowance. The initial tenant is expected to be the Courts and US Marshal Service. The offered space must be located in the following delineated area: North boundary ? E. St. Vrain Street East boundary ? N. Franklin Street South boundary ? E Pikes Peak Avenue West boundary ? N.
