Description
REQUIREMENT: The U.S. Government is seeking to lease a build-to-suit office and related space of approximately 11,834 rentable square feet, yielding a minimum of 10,290 ANSI/BOMA office area square feet in Homestead, Florida. Building constructed must contain 2-stories, with administration on the 2nd floor, and enclosed parking for approximately 22 vehicles and approximately 1,100 useable square feet of space for storage and related use on the 1st floor. The offered space should be fully serviced and conform to meet all Government requirements for Fire Safety and Handicapped Accessibility Standards. A 100-foot setback from any point of public access or easement is required to the build-to-suit building. Two (2) means of ingress and egress to the building will be constructed. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress. The building offered must not contain any asbestos. LOCATION: The U.S. Government has an Assignable Option to Purchase a site of approximately 2 acres for this facility. The site is located at the Northwest corner of SE 38th Avenue and Alex Muxo Boulevard. The successful offeror will be required to exercise the assignable option after lease award. A map and legal description for the site is available upon request. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by August 1, 2006. LEASE TERM: Term is 10 years firm.
