Description
LOUIS STOKES CLEVELAND DEPARTMENT OF VETERANS AFFAIRS MEDICAL CENTER ENHANCED-USE DEVELOPMENT REAL ESTATE OPPORTUNITY BRECKSVILLE, OH INDUSTRY FORUM An Industry Forum will be provided for potential offerors on Wednesday, May 18, 2005. The Industry Forum will be held to provide the development community with more information on this upcoming solicitation. Please go to www.bbpa.com/vamccleveland to register for more information, including an agenda and directions. Participation in a tour of the Brecksville campus and in the Industry Forum require an RSVP by Tuesday, May 17th, at 12 pm CT. Attendees will be limited to a team of three participants. The Brecksville campus tour will be offered at 10 am. The Industry Forum will be held at the Wade Park campus at 2 pm. PROJECT SUMMARY The VA has identified a 100-acre site, which is VAMC Cleveland?s entire Brecksville campus, for redevelopment. Using an Enhanced-Use development process, the Department is seeking development entities with the qualifications and experience necessary to assist VA in its on-going efforts to improve veteran services, reduce costs, and generate new sources of revenues. The selected private, public, and/or not-for-profit developer(s) will ground lease the entire Brecksville site from the VA in exchange for providing fair market value consideration for the ground lease. The fair market value consideration will be to provide all or part of the following service needs of the VA at or within operational proximity to the Wade Park campus: ?Domiciliary care services containing 122 beds ?Administrative office space for approximately 65,000 net usable square feet (plus the opportunity for additional space for other federal and non-federal tenants estimated at 80,000 net usable square feet) ?Parking services for 2,000 cars To these ends, the Department sees these private, public, and/or not-for-profit sector opportunities as compatible with the VAMC Cleveland campus mission and as an extension of VAMC Cleveland campus business objectives. The Department believes there is a sizeable opportunity for VAMC Cleveland and a private, public, and/or not-for-profit sector developer/property manager to work together to receive significant benefits. Specifically, the private, public, and/or not-for-profit sector has the opportunity to receive a market rate return from development activities, leasing of rentable square footage, and continuing property management of real estate assets at the Brecksville site in exchange for services to VAMC Cleveland at Wade Park.
