THIS MODIFICATION IS BEING POSTED TO SLIGHTLY INCREASE THE SIZE OF THE REQUIREMENT FOR THE FULL LEASE ACQUISITION. REQUIREMENT: The U.S. Government is seeking to lease approximately 10, 670 rentable square feet yielding 9,278 ANSI/BOMA Office area square feet of contiguous office and related space for the Social Security Administration in Oxnard, California. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: The U.S. government will be evaluating offers in Oxnard, CA from the following delineated areas: SOUTH: Channel Islands Boulevard; EAST: North on Saviers Road which turns into Oxnard Blvd, East on 5th Street, North on Rice Avenue; NORTH: Along 101 Ventura Freeway; WEST: Ventura Road. A map of the delineated area is available upon request Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy October 2006. Three (3) on-site reserved parking spaces are required. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per “Handbook for the Seismic Evaluation of Buildings - A Prestandard” (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 10 years, 8-years firm, with the government having cancellation privileges after 8 years.
