- THE FEDERAL GOVERNMENT IS SEEKING EXPRESSIONS OF INTEREST FROM PROPERTY OWNERS TO PROVIDE A BUILDING SITE IN THE AREA OF LOS ANGELES, CALIFORNIA The Federal Government is seeking expressions of interests from property owners in order to obtain land for a building site in the area of Los Angeles, California. To receive consideration, the property must lie within the area defined by the 405 Freeway on the West, Magnolia Boulevard to the North, the 5 Freeway to the East, and the 10 Freeway on the South. Sites abutting both sides of above named boundaries are eligible for consideration. The site must be strategically located for the operational needs of a federal law enforcement agency, but not within a one mile radius of any other major federal, state, or local law enforcement headquarters. The property must have easy access to major freeways, lie outside any normal airport flight pattern areas, and neither be crossed by or adjacent to any railroad tracks. Sites should be located within a prime commercial office district with attractive, prestigious professional surroundings. Any property submitted for consideration must be relatively flat and consist of a minimum of approximately 10 contiguous buildable acres and located outside of any designated floodplain. The Government will also consider parcels larger than 10 acres if suitable. All properties must also be zoned for office development that permits construction with a height limitation of not less than 140 feet. A current preliminary title report and any existing environmental site assessment reports, soil reports, geotechnical reports, or other pertinent data must accompany each expression of interest. In addition, all submittals must include a representation of the agent?s authority to tender the offer. This ad solicits for potential land donations as well as for properties available for sale. The federal government will determine how to develop the site and hereby notifies all interested parties that we may consider properties other than those offered in response to this advertisement. The Government will require the land be delivered in fee ownership and will not entertain offers of a ground lease. Any site offered need not be available earlier than October 1, 2006.
