- General Services Administration is interested in leasing office space in the range of approximately 4,503 Net Rentable Square Feet, which will produce approximately 3,916 Usable Square Feet for the Government. Reserved parking for up to 4 Government-owned vehicles is required on site. Parking for employees, ADA, and visitors is also required. The Government will consider alternative space if economically advantageous to the Government including infrastructure cost of moving, telecommunications, alterations, etc., when deciding whether it should relocate. No sub-leases please. Unique Requirements: 1. Government must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide the well-maintained appearance, dignified and consonance with a professional image. 2. Space must be contiguous not separated by a public corridor and have telecommunication T-1 capability at 1.544 mbps. 3. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. Lease is to be fully serviced including janitorial service, utilities, etc. 4. Proposed building should be within 3 blocks of a public bus stop as well as on a daily postal route. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area: North - U.S. 183; South - Spicewood Springs; East - Loop 1 (MOPAC); West - Loop360 (Capital Hwy) Term: The lease term is: 5 years, with 3 years firm term & 90 days termination notice Authorized Contacts: IN NO EVENT SHALL THE OFFEROR ENTER INTO NEGOTIATIONS CONCERNING THE SPACE TO BE LEASED WITH REPRESENTATIVES OF THE FEDERAL AGENCIES OTHER THAN THE OFFICERS AND EMPLOYEES OF GENERAL SERVICES ADMINISTRATION.
