Description
The United States Government is seeking to lease approximately 10,800 rentable square feet of office space in Fairview Heights, O?Fallon, Swansea or Shiloh, Illinois. Rentable space must yield a minimum of 9,401 ANSI/BOMA usable square feet to a maximum of 9,777 ANSI/BOMA usable square feet. The space must be contiguous and located on no more than two consecutive floors. On-site parking is required for 60 vehicles. The United States Government will not consider offers for space located in single-story buildings with flat roofs, or space located on the top floor of a multi-story building with a flat roof. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus like atmosphere or 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. New construction or build-to-suit facilities shall maintain a 50-foot setback from the face of the building's exterior to the protected/defended perimeter (i.e., any potential point of explosion). Building services, utilities and tenant alterations are required as part of the rental consideration. Space must be ready for occupancy no later than June 1, 2006. LOCATION: Fairview Heights, O?Fallon, Swansea or Shiloh, Illinois, within the following delineated area: NORTH: Lincoln Trail west of Highway 159; Milburn School Road east of Highway 159; Route 50 and State Street (O?Fallon) east of Old Collinsville Road SOUTH: Highway 161, Lebanon Avenue and South Main Street (Shiloh) EAST: South Lincoln Avenue and Cross Street WEST: Union Hill Road/Sullivan Drive LEASE TERM: Ten (10) years, five (5) years firm, with the U.S. Government maintaining termination rights after the fifth year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING BY APRIL 20, 2005, AND SHALL INCLUDE THE FOLLOWING INFORMATION: 1. Building/Site name and address 2. Rentable Square Footage of offered space and location within building 3. Photograph or architectural rendering of building 4. Name, phone number and address of offeror 5. Evidence of authority to represent the owner.
