Description
REQUIREMENT: The U.S. Government is seeking to lease 4,800 usable square feet of office and related space for the United States National Park Services in Phoenix, Arizona. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The space offered must be contiguous on one floor. LOCATION: The U.S. government will be evaluating offers from the following delineated areas: AREA OF CONSIDERATION: The Phoenix Central Business District that is shaped like a T (Area A + Area B). Its boundaries can be described as Area A= NORTH: Camelback Road; EAST: 7th Street; SOUTH: Jefferson Street; WEST: 7th Avenue. Area B= NORTH: Van Buren; EAST: 7th Street; SOUTH: Jefferson Street; WEST: I-17. All prospective buildings/properties must be physically located within (not front or border) the delineated boundary. Regularly scheduled public transportation and/or on-site employee parking sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, taxes, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy April 2005. Four (4) covered, on-site reserved parking spaces are required. Parking requirements include 24 hour security monitoring, additional ample on-site parking for employees and on-site parking for visitors who require ADA compliant. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 10 years, 5 years firm, with the government having cancellation privileges after 5 years.
