Description
REQUIREMENT: United States Government is seeking a minimum of 15 acre maximum 20 acre site to accommodate a 71,200 usable square foot build-to-suit office building to be leased by the Government. Once the site is identified, it is the intention of the Government to negotiate a 12-month no-cost option agreement. UNIQUE REQUIREMENTS: 1. Acreage to include the expansion factor of 20%. 2. The property must be able to support a radio/microwave tower with antenna no less than 90 feet tall. 3. 24-hour security lighting of flag pole that must be available without restriction to aircraft or interference with the McDonald Observatory. 4. Good highway frontage and good ingress and egress. SITE REQUIREMENTS: The following criteria will be used when considering offered sites: 1) Whether site is within the delineated area 2) Site's environmental condition 3) Site's archeological resources 4) Site's historical resources 5) Site shall be outside the 100-year floodplain In addition to the above criteria, the acquisition cost of the site and estimated development costs will be considered. DELINEATED AREA: This space shall be within Presidio County, and shall be within ten (10) miles of the Marfa city limits, to be located on a major thoroughfare, i.e., Hwy. No.67 or Hwy. 90 preferable. It should not be located near housing, and should have good visibility from the Highways, plus direct access for in and out traffic. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Evidence of authority to represent the owner 2) Map indicating site location, including address and/or cross-streets 3) Offering entity?s name, address, telephone and fax number 4) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations concerning the space to be leased with representatives of Federal Agencies other than the officers and employees of General Services Administration.
