Description
General Services Administration is interested in leasing office space in the range of approximately 46,123 Net Rentable Square Feet, which will produce approximately 40,107 Usable Square Feet for the Government. Reserved parking for employees parking & up to 13 Government Owned Vehicles is required on site. ADA & visitors parking is also required. The Government will consider alterative space if economically advantageous to the Government including infrastructure cost of moving, telecommunications, alterations etc., when deciding whether it should relocate. No sub-leases please. Unique Requirements: 1. Government must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide a well-maintained appearance with a professional image. 2. Space must be contiguous not separated by a public corridor and have telecommunication T-1 capability at 1.544 mbps. 3. The parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. Lease is to be fully serviced including janitorial service & utilities, etc. 4. Proposed building should be within 3 blocks of a public bus stop. Also on a daily postal route. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area : North ? Oak Knoll Drive South ? Spicewood Springs Road/Anderson Lane East ? A line ? mile east of Hwy 183 to Shoal Creek Blvd, and then Shoal Creek Blvd. West ? Research Blvd from Shoal Creek to Capital of Texas Hwy (Loop 360); Loop 360 from Research Blvd to Jollyville Rd, and Jollyville Rd from Loop 360 to Oak Knoll Dr. Term: The lease term is: 1 year, with 30 days termination notice Authorized Contacts: IN NO EVENT SHALL THE OFFEROR ENTER INTO NEGOTIATIONS CONCERNING THE SPACE TO BE LEASED WITH REPRESENTATIVES OF THE FEDERAL AGENCIES OTHER THAN THE OFFICERS AND EMPLOYEES OF GENERAL SERVICES ADMINISTRATION.
