Description
OFFICE SPACE WANTED For Lease by the U.S. Government Location: The U.S. Government is seeking quality office space in St. Paul, MN area (including portions of West St. Paul, East St. Paul, Eagan, Inner Grove Heights, Oakdale, and Woodbury) within the following boundaries: North: I-94 South: Cliff Road East: I-494/I-694 West: I-35E Space Requirements: Approximately 3,100 rentable square feet that will yield between 2,600 to 2,750 square feet of usable office space, including 8 parking spaces for employees. Sufficient public parking must be available within a 300 foot radius. In addition, parking for tractor trailers must be available and have unrestricted access within a 200 foot radius. Lease Term: 10 years with 5 years firm After an on-site survey by a Government representative, the area of consideration may be revised to include a smaller geographic area, depending on a review of the overall mission of the Government agency to be housed in the space. Modern office space and facilities in an office building, fully serviced and altered to Government specifications are required. Space offered must meet U.S. Government fire safety requirements and handicapped accessibility standards. The General Services Administration will not use tenant brokers to represent the Government in lease negotiations or transactions for this procurement. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
