- U.S. Government is seeking development interests for a building to be constructed under the terms and conditions of a fully serviced lease consisting of approximately 16,575 rentable square feet of Class A office and related space, along with 59 inside reserved parking spaces, and sufficient outside parking as required by local codes and ordinances. Space should yield a minimum of 14,500 to a maximum of 15,950 ANSI/BOMA usable square feet. The Government will use the Two Phase Design Build Acquisition Procedure and require its design excellence standards be achieved. The building must meet GSA Life and Fire Safety Standards, and Americans with Disabilities Act (ADA) requirements. All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. Office /Special/ Parking New construction; 16,575 RSF of office/special type space; 59 inside reserved Government parking spaces; and other onsite outside surface parking as required by local codes and ordinances. A minimum 100 foot setback will be required from all public access. The Government has an assignable option on the proposed building site that will be assigned to the successful offeror of the procurement. The Government desires a 15 year term with a 10 year firm term. Occupancy is required no later than January 1, 2007. Expressions of interest should be sent to General Services Administration, Ft.
