Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 5,157 rentable square feet of office and related space in Lakeland, Florida. The rentable space must yield 4,484 of ANSI/BOMA Office Area square feet. In addition, 30 parking spaces must be available within two blocks. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Lakeland, Florida within the following delineated areas: NORTH: Magnolia Street (south of new InTown By Pass); SOUTH: Orange Street, south on Iowa Avenue to Lake Morton Drive, west to Louise Place and Walnut Street; EAST: Lake Avenue; WEST: Virginia Avenue, north to the east side of Lake Wire Drive. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than November 1, 2004. If new construction is being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. LEASE TERM: Term is 10 years, 3 years firm, with the Government having cancellation privileges, after 3 years. OWNERS/AGENTS: To submit a location for inspection, please contact the following office.
