Description
The United States Government is seeking to lease office and related space consisting of approximately 26,400 square feet of rentable space, yielding a minimum of 21,120 to a maximum of 23,760 ANSI/BOMA usable square feet, in Cleveland, Ohio. Offered properties must be within the delineated geographical area as follows: North ? Hwy 20 from Hwy 83 to I-90; South ? I-80 from I-71 to Hwy 83; East ? I-71 from I-90 to I-80; West ? Hwy 83 from I-80 to Hwy 20 in Cleveland, OH. The space requirement can be satisfied with space in an existing building or through new construction (build-to-suit). The space must be first-class office space and conform to the Federal Government?s standards for Fire Safety and Handicapped Accessibility. The proposed lease is for 15 years with 10 years firm, and should be fully serviced. Space must be ready for occupancy no later than December 2006. The space offered must meet the following criteria: Site must allow for an 82 foot setback /Location can have no visual obstructions within a 33 foot perimeter of the building /Located on a primary or major secondary street /In close proximity to hotels/motels and restaurants /Must be in office park environment or in an area where the predominant use of neighboring buildings are for office space and not retail or light industrial /Must be contiguous on one floor /Cannot be located in building where alcoholic beverages are served /Cannot be located in airport flight paths /Cannot be located in area where crime rate exceeds city wide average /Building or build-to-suit site must be able to fully meet all current Anti-Terrorism Force Protection requirements /Reserved parking spaces are needed for 28 vehicles. Additional parking for 64 employees must be available within a 3-block radius. After an on-site survey by a Government representative, the area of consideration may be revised depending on a review of the overall mission of the Government agency to be housed in the space. Proposals from brokers or agents must be accompanied by evidence of their authorization to represent the ownership.
