Description
Note: This amends notice no. 3CA0084 originally published January 19, 2005 to change the eastern boundary and increase required square footage. The U.S. States General Services Administration desires to lease approximately 10,280 BOMA rentable space yielding a minimum of 9,790 usable square feet within the following boundaries of Glendora, California: North: Foothill Boulevard South: Foothill Boulevard at Pasadena Ave heading east to the split with Alosta Ave (Route 66) and eastward to intersection with Compromise Line Rd. East: Valley Center Avenue south to Compromise Line Rd, then south-east to Alosta Ave. (Route 66) West: Pasadena Ave. at Foothill Boulevard Space must be located in a prime commercial office district with attractive, prestigious professional surroundings and a prevalence of modern design and/or tasteful rehabilitation. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three (3) blocks as well as other amenities such as retail shops, banks, etc. located within one-quarter mile. Public transportation and parking must be within three (3) blocks of the building. The lease term will be 15 years, 10 years firm. Contiguous space on one floor is preferred; if space is located on an upper floor, a minimum of two elevators should be provided. The space is to include four (4) reserved full sized off street parking spaces (inside parking is preferred); sites should also provide parking for the general public at a ratio of 1 space for every 250 rentable square feet. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office having adequate means of ingress and egress; must fully meet the accessibility requirements of the Uniform Federal Accessibility Standard (UFAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new or existing construction based on the current edition of the Uniform Building Code and FEMA 310 (call 800-480-2520 or visit http://www.degenkolb.com/fema310/prestnd.html on the Internet for a copy of the publication). Buildings that contain asbestos or PCB material will not be considered. Brokers or agents may represent prospective building owners, but must provide evidence they are authorized to represent the ownership.
