Description
UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Denver, Colorado The Federal Government has a requirement to lease office space consisting of approximately 35,000 BOMA Office Area (previously usable) square feet. The space must be contiguous on no more than 3 floors with column spacing of no less than 25 feet. 300 parking spaces are required to be on site or within 1/8 mile. Additionally, secured (card key) parking is required for 5 government vehicles, 1 government van and 2 official visitor spaces. Existing buildings or new construction will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements and must not lie within the 100-year flood plain and will be subject to any and all building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. All new construction must have a 50 ft. setback. The initial tenant will be the Bureau of Citizenship and Immigration Services (BCIS). The Bureau is the public service component of the Department of Homeland Security and is responsible for the distribution of information regarding legal immigration, review of applications, interview of legal immigrants and naturalization of approved immigrants. There will be no enforcement activities conducted from this facility. Such space shall be ready for occupancy approximately March 1, 2007. The government is seeking a lease term of 15 years, 10 firm. Space offered must be located in Colorado?s 1st Congressional District and within the following delineated area: North Boundary: 56th Ave. East to Peoria Street. Peoria Street South to Belleview Ave., Belleview Ave. West to University Blvd. University Blvd North to 6th Ave., 6th Ave. West to Speer Blvd, Speer Blvd North to Larimer Street, Larimer Street East to Broadway/ Brighton Blvd., Brighton Blvd. North to 56th Ave. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
