Description
UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Denver, Colorado The Federal Government has a requirement to lease office space consisting of approximately 23,711 BOMA rentable square feet. The space must be contiguous on one floor, preferably ground floor space. However, above ground floor space would be considered if building is equipped with two functioning elevators. Rentable space must yield 20,619 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Additionally, 32 employee parking spaces are required to be within a 2-3 block walking area. Parking for clients must be within a two-block walking area. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. All new construction must have a 50’ setback. The initial tenant will be the Social Security Administration. Such space shall be ready for occupancy approximately August 30, 2005. The government is seeking a lease term of 15 years with 10 years firm. Space offered must be located within the following delineated area in Denver, CO: North boundary: 23rd Street; South boundary: 14th St.; West boundary: Champa St.; East Boundary: Tremont. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
