Description
U.S. Government Seeks Sources for Leasing Base Realignment and Closure San Diego, CA. Project No. 5CA0039 Summary Requirement: The General Services Administration desires to lease approximately 28,175 rentable square feet of office and related space yielding a minimum of 23,000 usable square feet for the Base Realignment and Closure to house personnel, furnishings, and equipment, together with adequate parking including a minimum of two (2) reserved, structured parking spaces, and in addition the ability to provide an additional one hundred twelve (112) structured parking spaces to employees either on-site or within a reasonable walking distance. Building Requirement: The facility must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The space may be broken into two separate contiguous spaces on separate floors, however it is preferable to be located all on one floor. A minimum setback of 100 feet will be required on any new build to suit buildings. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fire-proofing or acoustical treatment containing asbestos. Location / Delineated Area: The building offered must be located in San Diego, CA Central Business District or within the following boundaries: North: Highway 52 East: Highway 15 South: San Diego CBD West: Pacific Ocean Lease term: The term is for ten (10) years, five (5) years firm. Occupancy Date: Occupancy is required no later than September 1, 2005. Expressions of interest should include the following: 1. Building name and address or Lot # and Parcel Map. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
