- The United States Department of Agriculture, Natural Resource Conservation Service (NRCS) is interested in leasing approximately 8,122 rentable square feet of space in the Klamath Falls, Oregon area. The rentable space shall yield a minimum of 7,310 ANSI/BOMA Office Area (previously Usable) square feet available for use by tenant for personnel, furnishings, and equipment. Forty-two (42) reserved parking spaces are required. The property must be located within the geographic area formed by the following boundaries: West: Highway 97 with the junction Miller Island Road and Highway 97 serving as the southern boundary, then Highway 97 to junction of Highway 97 and business 97 junction. North: Northern boundary starting at the junction of Highway 97 and Business 97 south following Business 97 (39)(Alameda Bypass) to South Sixth Street with Alameda Bypass serving as the Northern boundary. Continue East on South Sixth Street with South Sixth serving as Northern boundary to Highway 39-140 junctions. East: Highway 39 serving as eastern boundary south from Highway 140-39 junction south to intersection of Henley Road and Highway 39. South: Henley Road serving as the southern boundary from the intersection of Highway 39- Henley Road west to the end of Henley Road with Henley Road being a dead end the Southern boundary shall extend west to Highway 97 at the same direction of Henley Road if it had been extended to 97. All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. The Government requires the space to be available on or before February 1, 2006. Lease term is five (5) years, with a five (5) year renewal option.
