Description
X -- The General Services Administration seeks sources for leasing existing or build to suit commercial office space. Expressions of interest should include offers of approximately 14,250 ANSI/BOMA rentable square feet of office and related space will provide a minimum of 11,898 and maximum of 13,088 of ANSI/BOMA Office Area square feet. A minimum of 65 parking spaces (39 for employees, 26 for public) should be available at the building. The lease term is for 15 years and occupancy is required on or about January 1, 2006. Space should be located in a prime commercial area with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. On any proposed new construction, a 50-foot setback is required from the property line to the perimeter of the building on all sides. All visitors parking must be located outside the 50? setback requirement. Buildings offered must be of sound and substantial construction of the type recognized as modern Class-A office type building having fully adequate means of ingress and egress, must be altered or constructed to meet the government requirements, and must be fully serviced. Streets and public sidewalks should be well maintained. Regularly scheduled public transportation and/or sufficient parking should be available within two city blocks to cover employee commuting and visitor needs. Sites submitted must be within the following delineated area: North - West Congress Street from University Avenue to Bertrand Drive to Dulles Drive to Ambassador Caffery Parkway; East - Verot School Road to Pinhook Road to University Avenue; South - Loop around Acadiana Mall back to Ambassador Caffery Parkway to Kaliste Saloom to Rue Louis XIV to Verot School Road; West - Ambassador Caffery Parkway from Dulles Drive to Acadian Mall. The Government will only consider expressions of interest made by offerers with documentation of ownership or control of the offered sites. If an agent or representative makes an expression of interest, documentation of specific authority signed by the owner must be provided to qualify for consideration.
