Description
United States Government Seeks Sources for Leased Office and Related Space San Francisco, California. REQUIREMENT: The General Services Administration (GSA) is seeking to lease office space consisting of approximately 12,850 rentable feet of contiguous space with a minimum of two (2) reserved on-site parking spaces with 24/7 access in San Francisco, California. Rentable space must yield a minimum of 10,656 to a maximum of 11,189 ANSI/BOMA Office Area square feet, available for use by the Social Security Administration ? Office of Hearings and Appeals for personnel, furnishings and equipment. Buildings offered must 1) be of sound and substantial construction of the type generally recognized as modern office type buildings, 2) have fully adequate means of ingress and egress, 3) meet specified ADA requirements, 4) must be altered or constructed to meet Governments requirements, with adequate tenant improvement dollars provided by the Lessor, 5) be fully serviced. Buildings must conform to applicable Life Safety Performance level of RP6 (seismic standards). OCCUPANCY: November 1, 2005. UNIQUE REQUIREMENTS: Premises to be located on one contiguous floor. Social Security Administration Special Space Requirements will be included in the Solicitation for Offers. LOCATION: Offered properties must be located within the following delineated area of San Francisco, CA: The Embarcadero, Washington Street, Kearny Street / Third Street and Harrison Street. Properties bordering the outer side of boundary streets will be considered for solicitation. All space should be located within two (2) blocks of regularly scheduled public transportation and /or employee parking sufficient to cover commuting and visitor needs. LEASE TERM: 5 Years, 5 Years firm with one renewal option for 5 years. RESPONSE: Expressions of interest should include the following: 1) Building name, address, and year constructed, 2) Available or proposed rentable square feet, floor identification, and rentable square feet per floor, 3) Asking Rent and Operating expense per square foot, 4) Floor plan, 5) Method of measurement used to determine rentable square foot, 6) Common area factor, 7) Date space is available.
