Description
UNITED STATES GOVERNMENT Seeks Sources for Leased Office and Related Space in Santa Ana, California REQUIREMENT: The General Services Administration is seeking to lease approximately 13,122 ANSI/BOMA rentable square feet of existing office and related space with a total of sixteen (16) on-site parking spaces. The rentable space must yield a minimum of 11,410 ANSI/BOMA Office Area square feet to a maximum of 11,981 ANSI/BOMA Office Area square feet for use by the Department of Health and Human Services for personnel, furnishings, and equipment. Space should be located with a variety of inexpensive moderately priced fast food and/or eat in restaurants, and other amenities such as retail shops, cleaners, banks, etc. These services should be available within three blocks. The offered space should be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. ACCESSIBILITY REQUIREMENTS: Offers will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, "Handbook for the Seismic Evaluation of Buildings". LEASE TERMS: Ten (10) years, five (5) years firm. Occupancy is desired on or before November 22, 2004. LOCATION: Offered properties must be located within the following delineated area: North: Washington Avenue South: First Street East: Main Street West: Bristol Street Expressions of Interest should include the following: 1. Building name and address 2. Rentable square feet and rentable rate per square foot 3. Method of measurement used to determine rentable square feet 4. Common Area Factor(s) for available space by floor, if applicable. 5. Evidence of ownership, legal description, flood plain data and photographs of existing buildings or sites. 6. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent?s authority to act in this capacity.
