Description
WANTED TO LEASE OFFICE SPACE TO THE UNITED STATES GOVERNMENT The United States Government desires to lease approximately 32,144 rentable square feet of office space, yielding a minimum of 26,565 to a maximum of 24,272 usable square feet within the following boundaries in the city of Milwaukee, Wisconsin: NORTH: Bradley Road SOUTH: Rawson EAST: Lake Michigan WEST: I-45 and the Merge to (Route 100) Seeking first-class office space in an existing or newly constructed office building. The space must be fully serviced and altered to meet the Federal Government's standards for Fire Safety and Handicapped Accessibility. The lease term will be 10 years firm. The space offered must meet the following criteria: Site should comprise of at least 7 acres of land Site must allow for an 82 foot setback Location can have no visual obstructions within a 33 foot perimeter of the building Located on a primary or major secondary street In close proximity to hotels/motels and restaurants Must be in Office Park environment or in an area where the predominant use of neighboring buildings are office buildings, not commercial, retail or light industrial sites Must be contiguous on one floor Cannot be located in building where alcoholic beverages are served Cannot be located in airport flight paths Cannot be located in area where crime rate exceeds city wide average The building or build to suite site must be able to fully meet all current Anti-Terrorism Force Protection requirements 240 parking spaces are required The General Services Administration does not use tenant brokers to represent the Government in lease negotiations or transactions. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
