Description
Requirements: General Services Administration is interested in a build-to-suit facility consisting of approximately 34,800 square feet of rentable space. Rental space must yield 30,300 ANSI/BOMA usable square feet of which includes 10,275 Warehouse and 6,400 is Wareyard space for the United States Department of Interior, Fish and Wildlife Service in Tulsa, Oklahoma. A total of 60 parking spaces are required. Space must be located in prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. All services, supplies, and utilities are to be provided as part of the rental consideration. The space shall conform to GSA requirements for the fire and life safety and handicap accessibility. Lease Term: 15 years, 10 years firm. Unique Requirements: All space must be contiguous and built in accordance with all requirements listed within the solicitation. Location: Offered properties must be serviced by the municipal utilities of Tulsa, Oklahoma within the areas delineated: North: N. 76th Street, South: 31st Street S., East: 145th E. Ave, West: IH 75 and IH244 and the Arkansas River. Owners/Agents: Expressions of interest should include the following: Suitable sites accompanied by a location map, address, point of contact address and phone number. Evidence of authority to represent the owner. Properties offered will be reviewed on a market survey, and a SFO will be given to those who meet the Governments minimum requirements.
