- PLEASE CONTACT CHRIS BOLINGER WITH QUESTIONS 816-823-1107 AMOUNT: The General Services Administration (GSA) desires to lease approximately 11,702 rentable square feet of office space. The rentable space must yield 10,176 to 10,500 ANSI/BOMA Office Area square feet of space, available for use by tenant for personnel, furnishings, and equipment. All space must be contiguous and located on the ground floor. 55 parking spaces for employees and visitors must be available within a two-block radius. TENANT: Social Security Administration. LOCATION: Offered space must be within the following delineated area: City limits of Topeka, Kansas REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space must be in an office building and section of the city that is professional and prestigious in appearance, well maintained, and of modern design and/or tastefully rehabilitated to modern use. Retail store space, industrial space or buildings that are located in a base flood plain will not be considered. The space offered must conform to GSA requirements for fire and life safety, handicap accessibility, and indoor air quality. TERM: Occupancy is required approximately June 1, 2004. The lease will be for fourteen (14) years with the Government having termination rights after seven (7) years with ninety (90) days written notice to the Lessor.
