Description
The Government is looking for approximately 2,277 Rentable Square Feet of office space and two (2) parking spaces for an existing tenant who requires expansion space. GSA intends to negotiate a new or superceding lease to satisfy this requirement. Rentable space must yield a minimum of 1,980 ANSI/BOMA Office Area square feet to a maximum of 2,125 ANSI/BOMA Office area square feet, and must be located on the second floor or above of the proposed building. Location: Offered space must be located in El Dorado, Arkansas, within the following delineated area: North Boundary: Liberty Street east of Newton Street and west of Highway 167; Church Street east of Highway 167 and west of Madison Street; East Boundary: Madison Street; South Boundary: West Hillsboro Road; West Boundary: Newton Street Lease Term: Ten (10) years, five (5) years firm. Occupancy: Space must be ready for occupancy on or by February 1st, 2005. Notice: The Government will consider the financial impact of space replication, relocation, lease termination and administrative costs when determining if relocation is in the best interest of the Government. Potential offeror?s should submit letters of interest containing the following information: 1. Building/site name and address. 2. Photo or architectural rendering of the building. 3. Available rentable square footage (rsf) and floor location.
