Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 24,188 rentable square feet yielding 21,033 ANSI/BOMA office area square feet of contiguous office and related space for the Census Bureau in the San Fernando Valley, California. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: The U.S. government will be evaluating offers from the following delineated area: NORTH: Angeles National Forest; EAST: Sepulveda Blvd (includes east side of Sepulveda Blvd); SOUTH: Vanowen St. (includes south side of Vanowen St.); WEST: Winnetka St. (includes west side of Winnetka St.). A map of the Delineated Area is available upon request. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 2005. Two (2) on-site reserved parking spaces are required. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. Buildings offered must also not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 10 years, 5-year firm, with the government having cancellation privileges after 5 years.
