Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 2,900 rentable sq.ft. of space to yield 2,515 ANSI/BOMA Office Area square feet of space. The required occupancy date is February 1, 2005; however, as early as November 1, 2004 is preferred. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: The City Limits of Anniston, AL with preference given to the Central Business Area of Anniston. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 25 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee parking consisting of 4 reserved surfaced parking spaces on site and an additional 16 on site or within 200 feet for employees. A new construction site must meet 50? set back requirements from building to parking lot however, due to the size of this project and the time frame for occupancy, existing buildings are preferred.
