Description
Description US GENERAL SERVICES ADMINISTRATION (GSA) is seeking to lease approximately 4,782 rentable square feet (RSF), and must yield approximately 4,158 ANSI/BOMA Office Area square feet (OASF) of Class A office and related space for use by Tenant for personnel, furnishings and equipment Pensacola, FL. Unique Requirements: The Government requires a fully serviced lease with adequate employee parking and 17 covered parking spaces for Government owned vehicles. Parking must be well lit and accessible 24 hours per day. Space offered should be located on the second story or higher but not on the top floor. Two story buildings will be reviewed; however acceptance of space in these buildings will be at the discretion of the government. Space shall not be located in high crime areas or in any area that will necessitate more extensive and stringent building security. All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. Prior to occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act and local fire codes. The Government and/or its contractor shall inspect the site to ascertain compliance with NEPA and other applicable regulations. The site must be located outside the 100-year flood plain. New construction will be considered. Space offered must be in the same building. Space offered must have the potential for efficient layout. Location: First preference will be given to properties within the CBD, if no suitable space can be found the following delineated area will be used within the following geographic boundaries of Pensacola, Fla: North: Langley Ave to Davis Highway to Airport Boulevard; South: The Bay; East:17th Avenue over East Texas Drive to 12th Avenue to Tippin Avenue; West: Palafox Street to Brainerd Street to North D Street to the Bay; Lease Term: The lease term shall be for 10 years with the Government having cancellation privileges after 5 years. Occupancy: Occupancy date will be on or before June 28, 2005. Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered.
