Description
The Federal Government has a requirement to lease office space consisting of approximately 22,792 BOMA rentable square feet. The space must be contiguous on one floor, preferably ground floor space. However, above ground floor space would be considered if building is equipped with two functioning elevators. Rentable space must yield 19,819 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Additionally, 32 employee parking spaces are required to be within a 2-3 block walking area. Parking for clients must be within a two-block walking area. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Social Security Administration. Such space shall be ready for occupancy approximately February 1, 2005. The government is seeking a lease term of 15 years with 10 years firm. Space offered must be located within the following delineated area in Denver, CO: North boundary: 20th Street; South boundary: 14th and Cherry Creek Water Way; West boundary: Wynkoop and east side of Cherry Creek Water Way; East Boundary: Sherman Street. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
