Description
Title: U.S. Government Seeks Lease Space in Austin, TX. Project No. 3TX0641 Description: General Services Administration is interested in leasing approximately 2,360 Net Rentable Square Feet of office space, which will produce approximately 2,050 Usable Square Feet. On-site, open surface parking is required for approximately 5 employees & 3 Government-owned vehicles. ADA & visitors parking is also required. The Government will consider, alternative space if economically advantageous to the Government including infrastructure cost of moving, telecommunications, and alterations, when deciding whether it should relocate. No build-to-suits or sub-leases. Unique Requirements: 1. Government must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide the well-maintained appearance, dignified and consonance with a professional image. 2. Space must be contiguous not separated by a public corridor and have telecommunication T-1 capability at 1.544 mbps. 3. Parking is to be open surface parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. Lease is to be fully serviced including janitorial service & utilities. 4. Proposed building should be within 3 blocks of a public bus stop. Also on a daily postal route. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area; North-Riverside Dr., South-Ben White Blvd., East-Montopolis Rd., West-I-35 Term: The lease term is: Option A - 1year firm term, Option B - 3 years with 1 year being firm term with 90 termination rights by Government?s / GSA's election. Authorized Contacts: IN NO EVENT SHALL THE OFFEROR ENTER INTO NEGOTIATIONS CONCERNING THE SPACE TO BE LEASED WITH REPRESENTATIVES OF THE FEDERAL AGENCIES OTHER THAN THE OFFICERS AND EMPLOYEES OF GENERAL SERVICES ADMINISTRATION.
