Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 23,828 rentable square feet yielding 20,720 usable square feet of contiguous office and related space in Miami, Florida to house the United States Department of Agriculture. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. First floor space is preferred, but not required. Additionally, 197 unassigned on-site parking spaces plus three reserved on-site parking spaces for Government vehicles are required. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located within ? mile of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 3 blocks. If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress. Buildings must also fully meet the Federal requirements for handicap accessibility, must be altered or constructed to meet the Government?s requirements and must be fully serviced. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Evaluation of all offers, other than that of the current location, will include the cost of relocation. LOCATION: The U.S. Government will be evaluating offers from the following delineated area: NORTH: Dolphine Highway; SOUTH: S.W. 88th Street; EAST: Palmetto Expressway; WEST: Krome Avenue. For more specific information regarding the delineated area or to verify if your property is located within the delineated area please call the contact identified below. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy by July 5, 2005. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
