Description

The U.S. GOVERNMENT, GENERAL SERVICES ADMINISTRATION, is seeking to lease Class A office and related space in ASHEBORO, NC consisting of approximately 5,287 square feet of rentable space and eighteen (18) secured outside parking spaces. Rentable space must yield a total of 4,597 contiguous BOMA usable square feet. Office and related space must be located above ground level and available for use by tenant for personnel, furnishings and equipment. LOCATION: Space must be located on or inside the delineated area bounded on the North by Allred Street, West by Lambert Drive to Lewallen Road to Farmer Road to CSX Railroad, South by McDowell Road and East by Fayetteville Street to Hwy 49/64 to Cliff Road to Elm Street to Meadowbrook Road. Space must be located outside of the flood plain area. Residential and Industrial areas are unacceptable. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. TERM: Space must be available for occupancy by January 1, 2005. Lease term will be for ten (10) years; five (5) years firm with the Government having cancellation privileges on or after the firm term.
