Description
The United States Government desires to lease modern quality office space in an office facility and secured inside reserved parking for 16 vehicles within the delineated boundaries listed below for the Central Business District of COLUMBUS, OHIO: NORTH: E. Spring Street SOUTH: E. Broad Street EAST: N. 3rd Street WEST: Marconi Boulevard There must be a minimum of 53,150 net usable square feet to a maximum of 63,442 net rentable square feet of office and related space with 16 INSIDE on-site reserved secured parking spaces. The space must be fully serviced including all utilities, janitorial and snow removal services. The space must be in compliance and meet the Federal Government?s standards for Fire Safety and Handicapped Accessibility along with local code, whichever is more stringent. The space can be altered to meet the Government?s space requirements. The space offered must not exceed four floors. A minimum of 5,400 net usable square feet of space to a maximum of 6,000 net usable square feet of contiguous space must accommodate a clear ceiling height of 16 feet and accommodate a column space of 33 feet on center. First floor space for the block of space as called for above is not acceptable. The Government must NOT be co-located with any type of law firm. The successful Offeror will be required to provide proof of ownership of the building and/or the suitable site. Offeror must provide all required services, utilities, and maintenance over the life of a 15-year lease, with a minimum of 10 years firm term. Occupancy is desired by March 31, 2005. The General Services Administration does not use tenant brokers to represent the Government in lease negotiations or transactions. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership.
