Description
X -- The General Services Administration seeks sources for leasing existing or build to suit commercial office space. Expressions of interest should include offers of approximately 6,264 to 6,890 ANSI/BOMA rentable square feet of office and related space will will provide a minimum of 5,447 and maximum of 5,992 of contiguous BOMA usable square feet. A minimum of 36 on-site parking spaces should be included. The lease term is for approximately 10 years. All new construction projects offered must be able to comply with 50-foot setback requirements. Buildings offered must be of sound and substantial construction of the type recognized as modern Class-A office type building having fully adequate means of ingress and egress, must be altered or constructed to meet the government requirements, and must be fully serviced. First floor space is required. The space must be contiguous. The space needs to have a 2:1 ratio of length to width and not be ?U?, ?L? or irregularly shaped. Space must be located in a prime commercial area with attractive prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. It should not be located in close proximity to residential areas, railroad tracks, busy intersections, or one-way access roads, detention facilities, drug treatment/tenant facilities or establishments that serve or sell alcoholic beverages. Streets and public sidewalks should be well maintained. Regularly scheduled public transportation should be available within two city blocks. Sites submitted be within or adjacent to the following delineated area bounded by: Northwest Bypass (Highway 671 and Highway 3212) on the West, Highway 90 on the South, West Main Street (Rt. 182) to Hopkins Street, to Dale Street, and across to Bayard Street on the North, Bayard Street to Admiral Doyle Drive to Jefferson Terrace Drive on the East. The Government will only consider expressions of interest made by offerers with documentation of ownership or control of the offered sites. If an agent or representative makes an expression of interest, documentation of specific authority signed by the owner must be provided to qualify for consideration.
