Description
U.S. GOVERNMENT, GENERAL SERVICES ADMINISTRATION, WANTS TO LEASE OFFICE SPACE IN CHARLOTTE, NORTH CAROLINA REQUIREMENT: The U.S. GOVERNMENT is seeking to lease office and related space in CHARLOTTE, NC consisting of approximately 10,120 square feet of rentable space. Rentable space must yield a total of 8,800 contiguous BOMA usable square feet in addtion to twenty-five (25) secured inside or outside parking spaces. Office and related space must be located above ground level and available for use by the tenant for personnel, furnishings and equipment. LOCATION: Space must be located on or inside the Northern boundary of Brown Grier Road through to Arrowood Road Ext, the Western boundary of Sandy Porter Road, the Southern boundary of Sandy Porter Road and the intersection of S. Tryon Street, the Eastern boundary of Hwy 49/S. Tryon Street and within 5-10 minutes of the Charlotte Douglas International Airport. Space must be located outside of the flood plain area. Residential and Industrial areas are unacceptable. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. LEASE TERM: Space must be available for occupancy by March 1, 2004. Lease will be for ten (10) years with the Government having cancellation privileges on or after five (5) years.
