Description
U.S. Government Seeks Sources for Leased Office and related Space or Build to Suit Redwood City, California. The General Services Administration is seeking to lease existing office space or a build to suit facility consisting of approximately 10,700 rentable square feet of contiguous space (located on one floor) with a minimum of three (3) reserved off street parking spaces in the City of Redwood City, California. Rentable space must yield a minimum of 8,865 ANSI/BOMA Office Area (previously usable) square feet to a maximum of 9,308 ANSI/BOMA Office Area square feet, available for use by the Social Security Administration for personnel, furnishings and equipment. The term of the lease is fifteen (15) years, ten (10) years firm. All space must be located in prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and /or tasteful rehabilitation in modern use. Streets and sidewalks should be well maintained. All space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within three (3) blocks, and regularly scheduled public transportation and /or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, meet ADA requirements, must be altered or constructed to meet Governments requirements, and must be fully serviced. The Building must also be evaluated by a Professional Engineer to assure conformance with the seismic requirements for New and Existing Buildings. UNIQUE REQUIREMENTS: Social Security Administration Special Space Requirements are included in the Solicitation For Offers. LOCATION: Offered properties must be located within the following delineated area: NORTH: Whipple Avenue. South: HWY 84 (Woodside Road). EAST: Veterans Boulevard. WEST: El Camino Real. All Boundaries including addresses on both sides of the street. LEASE TERM: 15 Years, 10 Years firm. Expressions of interest should include the following: 1) Building Name and address and year constructed. 2) Rentable square feet and rentable rate per square foot. 3) Floor plan. 4) Method of measurement used to determine rentable square foot. 5) Building photograph or renderings. 6) Common area factor.
