THIS MODIFICATION IS POSTED TO ENLARGE THE DELINEATED AREA FOR THE LEASE ACQUISITION. REQUIREMENT: The U.S. Government is seeking to lease 69,080 usable square feet of contiguous office and related space for the United States Attorney?s Office in Tucson, Arizona. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The space offered must be located on the 3rd floor or above, and on no more than five contiguous floors. If space is offered on the 2nd floor, the bottom of the windowsill must be a minimum of 18 feet from the ground all the way around the building. LOCATION: The U.S. government will be evaluating offers from the delineated area within Tucson, AZ. Starting at the Northwest corner of the delineated area (East 6th Street and North 6th Avenue), the boundaries proceed as follows: EAST: South on North 6th Avenue to South 6th Avenue, south on South 6th Avenue to intersection with East 15th Street; SOUTH: West on East 15th Street to South Stone Avenue, south on South Stone Avenue to Kennedy Street, West on Kennedy Street to South Main Avenue, south on South Main Avenue to West Carrillo Street extended, west on West Carrillo Street to Otero Avenue, North on Otero Avenue to Simpson Street, west on Simpson Street to intersection with South Brickyard Lane; WEST: North on South Brickyard Lane extended to North Davila Circle, north on North Davila Circle extended to Commerce Park, north on Commerce Park to intersection with North Bonita Avenue; NORTH: Intersection of Commerce Park and North Bonita Avenue east to St. Mary?s Street extended, east on St. Mary?s Street to West 6th Street, east on West 6th Street to East 6th Street, east on East 6th Street to intersection with North 6th Avenue. All prospective buildings/properties must be physically located within (not front or border) the delineated boundary. A map of the Delineated Area is available upon request. Regularly scheduled public transportation and/or employee parking up to 150 employees within one (1) block sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy October 2006. Eighteen (18) structured, on-site reserved parking spaces are required. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. LEASE TERM: Term is 15 years, 10 years firm, with the government having cancellation privileges after 10 years.
