Description
UNITED STATES GOVERNMENT SEEKS AN EXISTING OR BUILD-TO-SUIT LEASED LOCATION The United States Government is seeking expressions of interest for approximately 50,000 ? 100,000 BOMA rentable square feet of office and related storage space which will yield a minimum of between 40,000 ? 80,000 BOMA useable square feet of office and related storage space as determined by the government. The space must be contiguous, and the lease must serve the office and related space with approximately 500 parking spaces in the LAX airport area, California for use by the government for personnel, furnishings, equipment and vehicle parking. A unique requirement is a 150 foot setback from any portion of the building to any public right of way. Other unique setback/security requirements may be developed by the government over time. Regulary scheduled public transportation and/or employee parking within two city blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within 1 block, and other amenities such as retail shops, cleaners, banks, etc. should also be available within two blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained without any cracks or holes. Buildings offered must be of sound and substantial construction of the type generally recognized as modern Class-A office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the governments requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction. UNIQUE REQUIREMENTS: Setback and other miscellaneous security requirements as determined by the government. LEASE TERM Approximately 10 years, 7 years firm or as otherwise determined by the government. AREA OF CONSIDERATION LAX area as per the street delination: within a 2 mile radius of the central point of LAX airport. OCCUPANCY: Space must be ready for occupancy by 9 /1/ 2006 Expressions of interst should include the following: 1. Building name and address. 2. Rentable square feet and rentable rate per foot. 3. Method of measurement used to determine rentable square foot, common area factor(s) for available space by floor, if applicable. 4. Expressions of interest must be made by the owner of the property with documentation of control of the subject site; however, if an expression of interest is made by an agent, documentation of the specific authority to represent the owner must be provided with the expression of interest in order to be considered.
